Before you apply

new tenant criteria

Dear Prospective Tenant:

Thank you for your interest in a Build Rental Home (“Rental”) managed and operated by Build Investors LLC® (“Manager”). We require that all prospective residents meet the below qualifying criteria when completing an application for a Build Rental Home and confirm that you understand and agree. 

occupancy guidelines

Unless otherwise stated, the maximum occupancy per home is two persons per bedroom, plus one*. For example, a one bedroom home may have up to a maximum of three residents, and a two-bedroom home may have up to a maximum of five residents. Any residents who exceed these occupancy standards during their lease term will be required, upon the end of the current lease term, to either:

  • Move to another available Build Rental Home with more bedrooms; or
  • Move out.

*Please note that occupancy guidelines do not apply to children under one year old.

Contact us for further details as Occupancy Guidelines are subject to local laws and Homeowners Association (“HOA”) requirements and may vary in some instances.

the application process

This is an application to rent only and does not guarantee that applicant will be offered the Rental. Landlord or Manager may accept more than one application for the Rental and, using their sole and exclusive discretion, select the first qualified applicant.


All application fees paid in connection with rental application are non-refundable.

Photo I.D. All applicants must verify identity to complete the application online. We reserve the right to automatically decline all incomplete submissions or the inability to verify an applicant’s identity.

 

Applicant must physically reside in the Rental for which they are applying. Applicant must live in the Rental and disclose all persons that will be occupying the Rental. All persons residing in the Rental are subject to background checks prior to occupancy. All persons 18 years of age or older must be a leaseholder and qualify for the Rental with the applicant.


If a prospect is declined based on Manager’s New Tenant Criteria, Manager reserves the right to take adverse action. This may include denial of the application, the requirement to pay a higher security deposit, or the requirement to obtain a qualified lease guarantor.


The application Process cont.

All individuals 18+ years of age residing in the home must complete the following:

  • Submit a completed application
  • Undergo the applicable screening process
  • Provide necessary documentation including a valid government-issued photo ID
  • Pay a $75 non-refundable application fee
  • Pay a holding fee, upon lease acceptance in the amount of $500
  • Pay $150 non-refundable admin fee due at move in

These requirements must also be completed by any applicant 18+ years of age added to the household during the lease term. 

 All applications are reviewed following established screening criteria and using services of Transunion through our Tenant Cloud partners, a third-party screening provider, for credit and criminal background checks. You can obtain a copy of the screening report by contacting TransUnion directly. 

rental acceptance

Prospective tenant(s) are accepting the Rental in an “as is” condition. Requests for changes to the Rental must be submitted in writing with the application. Applicant must submit security deposit and a signed lease within 24 hours of acceptance of application - failure to do so may in the Manager’s sole discretion result in cancellation and revocation of the lease offer.

 Unless otherwise stated, all leaseholders are required to provide evidence of a combined gross monthly income of three (3) times the monthly rent. 

Credit report

During the application process, a credit report will be obtained for all leaseholder applicants to verify credit history and credit score. Credit report results, in addition to applicant’s income, will collectively determine rental eligibility.

Factors that can negatively affect rental eligibility per the results of a credit report include, but are not limited to, the following:


  • Credit history
  • High debt load
  • Payment behavior
  • Collection accounts
  • Prior Landlord / Tenant evictions 
  • Delinquencies


Automatic Decline: Applicants will be automatically declined for the following reasons:  


  • Any applicant who has been evicted by a prior Landlord for cause. 
  • Falsification of application
  •  Invalid Social Security number
  • An application that has not been fully completed or is unverifiable.  


Additionally, Manager reserves the right to automatically decline all incomplete and unverifiable applications.

Criminal History

A criminal background check will be completed for each applicant and occupant 18+ years of age. All criminal records are evaluated from the date of disposition, regardless of the applicant’s or occupant’s age at the time such offense was committed. The application will be denied for the following:

  • Certain felony convictions up to seven years prior to the application date, subject to applicable law.
  • Certain misdemeanors up to three years prior to the application date, subject to applicable law.
  • Felony convictions for any sex-related offenses, regardless of conviction date.
  • Any individual on the OFAC’s SDN list.


These requirements do not guarantee that residents or occupants currently residing in our homes have not been convicted of, or subject to, deferred adjudication for a felony, misdemeanor, or sex offense requiring registration under applicable law. Our ability to verify this information is limited to the information made available to us by the applicant and third party screening service.

lease guarantor

Guarantors will be considered for applicants who are solely denied based on income or lack of established credit history. Guarantors are not considered for applicants that fail to meet rental history, credit, or criminal background qualifications. Only one Guarantor per house is permissible. Guarantors may be relatives or an employer; friends may not serve as a Guarantor. The Guarantor must submit an application, pay the application fee and provide all necessary supporting documents. Guarantors must have a net monthly income in the range of 3.5 to 5.5 times the monthly market rent depending upon the Owner of a Rental, minimum TransUnion® Resident Score must be 650 + and meet all of the outlined Tenant Screening Criteria. 

Pet policy

 We accept most dogs, cats, birds, small caged animals and fish. Pets' vaccinations must be current throughout the duration of your lease. We recommend that dogs and cats wear an identification collar tag with the owner’s name, address, and contact information. The non-refundable pet deposit is based on a sliding scale fee system and is unique to each pet. The non refundable pet deposit fee per pet, ranges from $250-$400 and the monthly pet rent ranges between $20-$40 per pet.


The following breeds of dogs are prohibited which may result in denial of application:


  • Akita
  • Chow
  • Pit Bull (a.k.a. Staffordshire Terrier or Bull Terrier)
  • Malamutes
  • Doberman
  • Rottweiler
  • Presa Canario
  • Wolf/Dog Hybrids
  • Cane Corso


  1. Barnyard/farm animals are prohibited, such as chicken, goats, horses and pigs (including pot-bellied pigs).  
  2. Baby-sitting or care taking of any other person(s) animals or pets is also prohibited. Unapproved animals on the Rental premises are considered a lease violation and could result in penalties up to and including eviction from Rental. Manager requires all pets and service animals to be screened and/or validated.
  3. Dog Bite Liability Insurance is required with evidence of coverage provided to Build Investors LLC. Coverage amount $100,000 minimum required.
  4. Cats: All breeds of domestic cats are permitted. 
  5. Small animals: Gerbils, hamsters and guinea pigs are permitted. Ferrets, rabbits and chinchillas are not permitted. 
  6. Birds: Domestic birds, such as cockatiels and parakeets, are permitted. Birds of prey and non-domestic birds, such as pigeons, are prohibited. 
  7. Venomous animals: All types are restricted. 
  8. Fish tanks: All tanks are limited to a 20-gallon capacity, and predator fish, such as piranhas, are prohibited.

Personal liability renter’s insurance requirement

Each resident is strongly encouraged to get personal liability insurance to protect their valuables. We recommend  a minimum of $100,000.00 personal liability insurance policy prior to their move-in date, which must remain in effect throughout the entire lease term. ‘Build Investors LLC.’ must be named as the ‘Interested Party’ on the policy at the time of the commencement of the lease and throughout the entirety of the lease term.

 The Landlord allows a maximum of four pets per property, subject to HOA rules. Approval is required for each animal and will be evaluated on a case-by-case basis.

 Some breeds are restricted, and fees may apply. Service or assistance animals are exempt from restrictions and fees. Learn more about our pet policy.

 Other monthly fees may apply depending on the characteristics of the home you choose. 

For homes that have a pool a monthly pool fee of $149 will be added to the base rent.

Other fees

 Vehicles must remain operational throughout a lease term and must maintain current registration. In addition, all vehicles must be compliant with all state laws and municipal ordinances.


 Parking requirements of the municipality and HOA, if applicable, must be followed. Boats, trailers or any other non-ordinary vehicle or object parked outside are not permitted on the property at any time unless approved in writing by the Landlord.

 Smoking is not permitted inside any of our Build Rental homes or with 10 feet of the premises at any time.
